Lebanese real estate agencies live on OLX and realestate.com.lb, but a portal rents attention while your own website keeps the buyer, the ranking and the lead list.
OLX Lebanon showed 56,910 property ads on 4 October 2026, and every agency listing there competes inside that pile. The OLX properties page puts paid Elite ads and a row of Featured Businesses above everyone else. That is the trade a portal offers: reach today, in exchange for standing next to your competitors.
Most Lebanese agencies we talk to treat the portal as the marketing plan. The better question is what share of your effort should go to rented space and what share to a website you own. The answer changes with your stock, your area and how many deals you close a year.
Is OLX or realestate.com.lb enough for a Lebanese real estate agency?
No, a portal alone is not enough for an agency that wants repeat business. OLX and realestate.com.lb deliver buyers quickly, but the buyer is shown other agencies on the same screen. When you stop paying, your visibility stops too, and the ranking, reviews and contact history stay with the portal.
Portals do one job well. A seller signs with you on Monday and wants to see inquiries by Thursday. A new website cannot promise that, and an agency that ignores portals leaves those early calls to whoever listed the same flat.
The weakness shows up later. A buyer who saved your listing on a portal remembers the portal, not your agency name. Next year that buyer searches the portal again, and the first thing they see is whoever paid for the top slot that week.

What is the best website for real estate agents?
The best website for a Lebanese real estate agent is its own domain, fed by portals rather than replaced by them. Google handles 95.7% of search in Lebanon, so a site that ranks for "apartments for sale Achrafieh" reaches buyers before they ever open OLX.
That does not make the portals pointless. Each one serves a different moment in a buyer's search, and the comparison below is how we lay it out for agencies choosing where to spend the next quarter.

Two of those rows deserve a comment. Neither OLX nor realestate.com.lb publishes agency package prices on a public page, so you cannot compare cost per lead without asking each one for a quote. And the Real Estate Syndicate of Lebanon lists 200 active members, which makes membership a trust signal worth putting on your own site.
Why does a direct lead beat a portal lead?
A direct lead beats a portal lead because nobody else is quoting the same buyer. On a portal you pay for the slot and then race other agencies. The same buyer sends three agencies the same WhatsApp message. With a total commission of 2.5% from each side, 5% in all, losing that race is expensive.
Run the numbers on a single mid-range sale. Using the rate JSK Real Estate describes, a $300,000 apartment sold with both sides represented carries $15,000 in commission. On rentals the fee is usually one month of rent. A lead that reaches you directly removes the second agency from that deal.

This is the arithmetic that should shape your budget. One extra direct sale a year at that price covers more than a year of search work. The point is not that portals lose money. It is that a lead nobody else saw is worth more than one five agencies saw.
How to build a website for a real estate agent?
Build it around three things a portal cannot give you: area pages that rank, listings marked up as listings, and a lead flow you own. With 5.38 million internet users in Lebanon, the buyers are online; the question is whose domain they land on.
In practice that means:
- Rank for neighbourhood searches. A page for each area you actually sell in, with current stock, prices and a short guide, competes for searches a portal category page answers badly.
- Mark up listings properly. Schema.org's RealEstateListing type tells search engines a page is a listing, with its date posted and lease length, which helps Google read your stock as stock.
- Keep the lead. Every form fill and WhatsApp click lands in your own CRM. You can follow up in six months when the buyer's budget changes.
One trap catches agencies that do build a site. If you paste the same description on OLX, realestate.com.lb and your own page, Google sees duplicates. Its canonicalization guide says it picks the most complete and useful version as the canonical, and a big portal often wins that contest. Write the longer, better version for your own page and a shorter one for the portals.
Your Google Business Profile belongs in the same plan. Google ranks local results on relevance, distance and prominence, and reviews plus a linked website feed the third. A profile that points to a portal page sends that prominence to the portal.
Which mistakes stop agency websites from producing leads?
The first mistake is building the whole business on a platform you do not control. An agency whose leads all come from one portal has handed its pricing power to that portal. A price rise, a ranking change or a banned account can stop inquiries within a week.
We see a second mistake almost as often. An agency builds a website, never adds listings after launch, and then concludes that websites do not work. A site with stale stock and no area pages is a brochure. It will lose to OLX every time, because OLX changes hourly.
The fix is boring and it works. Post on the portals for speed, then publish every listing first on your own site with the full description, photos and a WhatsApp button. Link the portal ad back to your site where the portal allows it. Over a year, the site collects the rankings and the portal keeps doing short-term work.
How much does it cost to run a portal and a website together?

The portal side has to be priced by asking. Request a written quote from each portal for a twelve-month agency package, and ask how many inquiries a comparable agency received last year. If they will not tell you, treat that as information.

What should you actually do this week?
Start by counting where last quarter's closed deals came from: portal, referral, walk-in or your own site. Most agencies have never split it this way. That single count tells you how dependent the business is on rented reach, and where the next hour of effort belongs.
Then do these five things:
- Ask OLX and realestate.com.lb for a written annual agency quote and their inquiry numbers.
- Check that your Google Business Profile links to your own domain, not a portal page.
- Pick your three best areas and write one honest page for each.
- Rewrite the description on your top ten listings so your site carries the long version.
- Add a WhatsApp button and a lead form to every listing page.
None of this asks you to leave the portals. It asks you to stop giving them your whole client list.
